It is the duty of the assessor to make a fair and equitable assessment of all taxable property in the county. Our goal is to distribute the property tax burden as equally as is possible in accordance with the value of each taxpayer’s property and relative to the value of all other property within the county. To achieve this goal, our office will continue to conduct an ongoing and thorough reappraisal program and regular field inspections of property.
All property, except that specifically exempted by law, is subject to taxation. It is the responsibility of the owner to see that it is listed with the assessor.
Courteous answers and helpful assistance will always be provided by the assessor’s office to all questions and requests regarding the valuation of land, buildings, equipment, and fixtures. We encourage all taxpayers to become knowledgeable about their assessments and the property tax laws in Colorado.
Important notices regarding valuation and taxes due are sent by mail to property owners each year. It is the responsibility of the property owner to provide the assessor’s office with correct mailing addresses for these notices.
The 2013 and 2014 residential assessment rate is 7.96% of actual value. The assessment rate for all non-residential property is 29%. Primary oil and gas production is assessed at 87.5% and secondary production at 75%.
Actual Value x Assessment Rate = Assessed Value
Allowable Revenues / Total Assessed Value = Mill Levy
Assessed Value x Mill Levy = Tax Amount Due
2012 taxes become due on January 1, 2013. To avoid interest charges the first half must be paid by February 28, 2013 and the second half by June 15, 2013. If the taxes are to be paid in one installment, payment must be received by April 30, 2012. If any of these dates fall on a weekend or holiday, the payment is due on the next business day. Payment should be made to the County Treasurer’s Office.
